A Home Staging Fairy Tale - Sells in 7 days!

Once upon a time...

back in June, I was contacted by a home seller who had found
Joelle & Company on the web, she was familiar with my website and had read all my blogs. She said her and her husband had already started de-cluttering, painting, re-carpeting and updating their kitchen and she now felt it was time to call a Home Stager to get their input on what else should/could be done.

We had a lovely chat on the phone and agreed to meet a couple of days later. Her and her husband guided us through the house, telling us all that had been done, and all that they still planned to do. The list was extensive to say the least and when we were done, we added even more..........however it was agreed that some were just not an option. So we prioritized the list, prepared a proposal for staging, set a completion date for the repairs and maintenance and thus began the process of becoming market ready.

It took them a little longer to be ready than they had anticipated, but that was just fine as they were under no pressure from a listing agent, they had not called anybody yet. They were clear from the outset that they wanted to be fully ready before they called a Realtor. It took the pressure off of us as well.

When it was all done, we had our professional photographer take pictures, created a virtual tour, neighborhood show and asked them interview 4-5 Realtors to make sure they chose someone they felt would do the best job for them. Ultimately they decided on
Jim & Leslie Titus of Homelife Benchmark Titus Realty, an very good Realtor team here in White Rock/South Surrey.

As the property was completely market ready they were able to list immediately, open the doors and let the Realtors start showing. Within days they had an accepted offer, within a few more, the subjects were removed and 24 hours later the SOLD sign was up.
We de-staged the property yesterday!

Everyone benefited from a market ready home, the home seller, the home buyer, the Realtor, and of course most of all... the stagers.

Investing in Home Staging...












Is a matter of time more than anything else.
Staging a home need not be a huge monetary expense. In fact, much of what we do at Joelle & Company or what we encourage our clients to do has more to do with how much physical energy they are prepared to spend before listing their property.

Ideally a client calls us before they list. This way we can come in and assess the properties needs, provide them with a priority list of things they can do themselves, recommend any service providers they may need, and generally help keep them focused and on track. Once the property is ready, we can return and style they property to show its full potential.

How much time is enough time? This of course depends on a lot of factors: condition of the property, the amount of clutter and personal belongings they have, whether or not they have a storage locker or other type of storage, and their own time and commitment.

The following show will help you to see what is typically involved with home staging and why it is a good investment in both time and energy.

This client had spent time to remove a lot her own clutter before calling Joelle & Company. However, we still went through the home and made recommendations to remove even more in addition to this we prepared a "Top Priority to do list" that they followed through on.

In this case we returned a week later and styled her property using mostly her own things, some new purchases she had made and few of our own things to add just a little extra "wow".

Many people moving into the White Rock South Surrey Area are doing so, because they are seeking a certain lifestyle. White Rock after all has so much to offer, but the beaches of course are a huge draw for many.

All the new home developers know this, and much of their marketing efforts go into promoting the "lifestyle" of buying one of their properties. Marekting material for these homes often showcase, what life will be like, more than the home itself.

Many of the resale homes on the Peninsula offer a much greater lifestyle than the "new" properties being built. However, I rarely see this in the marketing efforts. Consider the "lifestyle" your property has, and ensure that this is part of the marketing of your home.

A Buyers Perspective on Clutter

Reading the NAEBA article on Home Staging made be think of my own personal experience just recently.

As a
home stager, I routinely view properties though the "eyes of buyer". I look past mounds of clutter, unattractive paint and wallpaper, disproportionate furniture, and host of other distractions to find the positive features of a given property. I then go about the task of assisting the home seller to enhance those positive selling features.

Normally, this is fairly easy to do, as I am not really trying to image "my" life or "my" things, I just following standard practices and techniques for merchandising properties for which I have been trained to do and have the experience doing so.

However, my husband and I are searching for recreational property in beautiful Whistler BC, Canada. We are primarily looking on line, as Whistler is a 2 ½ drive from our home. If it does not appeal to us on line, we are not going to make the drive up to see it. Until last weekend we had not seen anything that suited our requirements, but then we found this.





For the first time, since becoming a stager, I had to view properties, from my very own "buyer's eye". I truly was a potential home buyer.


This home by all descriptions fit it us to the T, in addition, it looked beautiful, and virtually move in ready. (This is important to me, as it is a second home, and I do not want to buy a make work project.

The home looks staged, either professionally or by the owner or a bit of both. The point here is, it definitely looks very well presented in the photos and
tour. The home has enough furniture to look lived in and livable, and enough nice touches to add a homey cozy feel.

The result is that when we went to see it, I could do just that "see it" exactly what I was buying, the floor, ceiling, walls, windows, roof, counters, view etc. etc. I might also add, there were a number of small repairs and fix-ups that were CLEARLY evident. They were there for all to see. No cover ups, but the house still looked beautiful, is was easy to see all the good and all the bad.

In addition to this home, we viewed a few others. The next home we saw was not one I would have picked (and not one I ever saw on MLS), (thus, the reason for working with a good Realtor), however, when we viewed it, we quite liked it. What we could SEE of it that is. The problem was we could barely SEE any of it. The good or the bad!

The property was dirty, filled to the rafters with stuff, and had so much furniture and clutter, that it really was difficult to see the positive aspects. Most importantly for me in those few moments I was there though, was that I could not imagine "MY" things, how would I make this my home away from home.

All I could see was work, and lots of it. The fact, that the place was in such disarray made us look all the harder for the negative aspects. It did make us skeptical, so upon closer viewing we noticed some water damage to the ceiling, (the only thing in the whole place we could see clearly, as the walls, floors, windows, counters etc. where littered with stuff.)

In the end we found out there was significant water damage to this house, some of which I am sure could not be seen because of all the clutter, and unfortunately the one we really loved, was just a little too close to the highway. The noise was a factor for us.

My point here:

Is that a staged home is a home easily viewed and potential buyers can make their judgments based on clarity.

A cluttered home is not easily viewed and is both a disservice to the seller and the BUYER!

Selling A House Is About Selling The Dream



What really motivates someone to buy a house (aside from basic need of course)?
I think it often comes down to the dream….
  • The dream to buy your very first place
  • the dream to buy your first home as a married couple
  • the dream to buy a larger home for the expectant baby
  • or maybe it is the dream to buy a view home
  • a home with a pool
  • a home with acreage
  • a waterfront home
  • a smaller home to reduce the mortgage
  • down size for the empty nesters that want to enjoy retirement
  • or just to change locations and try something newhatever the reason, there is always a dream...

As a professional Home Stager in White Rock/South Surrey, I recognize this as something buyers are thinking. As a seller, you must recognize it too! Your house is some one else’s dream house. It should reflect this in how you present your house and the lifestyle statement that you make for your home.


Although we do not want to be contrived when staging, we do need to pay attention to "wow" factors for each home and the emotional connections that can be created for potential buyers.

Home Staging is not decorating, it is “smart packaging”, and don't we all love a good package!
